Updated Terms of Rental inc Fees

TERMS OF RENTAL & CHARGES – PLEASE READ CAREFULLY

1.            A PRE TENANCY APPLICATION FORM needs to be completed and Proof of Identification provided.  Acceptable proof would be driving licence, passport or identity card plus utility bill or credit card statement.  This must be provided with the Pre Application Form, together with payment of the APPLICATION FEE.  The matter cannot proceed without this identification.

2.      THE FIRST MONTHS RENT AND DEPOSIT ARE DUE ON THE TENANCY COMMENCEMENT DAY AND CAN BE PAID BY CARD PAYMENT USING CHIP & PIN.  Debit Card payments are free but Credit Card payments will suffer a small charge  Subsequent payments will be paid monthly by STANDING ORDER.

3.      APPLICATION FEE’S (payable on the day you apply for the property with the pre tenancy application form, (except for the renewal admin fee) are charged as follows:

  • £100.00 (inclusive of VAT) per applicant over 18

  • £100.00 (inclusive of VAT) per Guarantor required.

  • £100.00 (inclusive of VAT) for a company check

  • £45.00 (inclusive of VAT) for any additional Tenancy renewals throughout your occupancy.

4.      If a new Tenancy is not agreed by both Landlord and Tenant, then a STATUTORY PERIODIC TENANCY is created.  This means that a Tenant can give ONE MONTHS NOTICE and the Landlord has to give TWO MONTHS NOTICE.  Both NOTICES can only commence from the day of the month when the original Tenancy started.

5.      NO PETS are permitted and certain Landlords may make certain other restrictions regarding smoking or children etc.

6.      Tenants are responsible for COUNCIL TAX, GAS, ELECTRICITY, TV LICENCE, WATER RATES and THEIR OWN CONTENTS INSURANCE.  (The Council Tax Band information is for guidance purposes only and has been retrieved from the “VOA.gov.uk” website, and we cannot accept responsibility for this information)

7.      It is the responsibility of the Tenants to MAINTAIN the gardens to an acceptable standard.

8.      ALL KEYS must be handed in at the end of the Tenancy, including any duplicates and/or entrance fobs/cards and/or parking permits.

9.      ACCEPTANCE OF THE NOTICE OF ASSURED SHORTHOLD TENANCY is necessary at the beginning of a Tenancy.

10.    If you fail to cancel your standing order at the end of your Tenancy Agreement, you will be charge £6.00 (inc VAT) to cover our costs and this will be deducted from your rent unless otherwise agreed.

11.    If you lose your copy of a Tenancy Agreement, we will charge £1.20 (inc VAT) per document copied for you.
